One hundred acres where the Expressway comes out of the hill

Aawandhe village sits in Maval taluka, in the Pune Metropolitan Region. The land is a single contiguous parcel of about 100 acres, bounded by roads on every side and opening directly onto the Mumbai–Pune Expressway.

This tour walks around the site the way a visitor would arrive: from the Expressway, in through the access points, along the internal spine, up the hill, and out to the two cities it serves.

Two hundred metres of Expressway frontage

The southern edge of the property runs along the Expressway itself. Every vehicle travelling between Mumbai and Pune passes the site.

The site faces the eastern portal of the "Missing Link", the tunnel-and-viaduct bypass that shortens the ghat section. Traffic decelerates and re-emerges into daylight right here, which makes this one of the few stretches of the corridor where a destination is genuinely visible from the road.

Getting in

Legal access straight from the Expressway

The property has direct, legal access from the Expressway through maintenance punctures and the parallel service roads.

This matters more than it sounds: most land along the corridor can be seen from the road but not reached from it. Here a visitor leaves the Expressway, follows the service road, and is on the property within a few hundred metres.

A 100-foot-wide road cuts diagonally through the land from the northern boundary down to the Expressway edge, dividing it into two large developable halves.

Each half gets roughly 300 metres of frontage on this road, so both sides can carry addresses, entries and a public face of their own, without waiting for internal roads to be built.

Seventy-eight-foot roads run along the northern, eastern and south-western boundaries, so the parcel is ringed by public right-of-way rather than hemmed in by neighbours.

Together with the Expressway edge and the internal spine, no part of the land is more than a short distance from a wide road.

Sixty-eight acres to build, thirty-two to keep green

Under the PMRDA development plan, about 68 acres fall in the Agriculture Zone and form the core development area. The remaining 32 acres, over the rise in the centre-west, sit in the Hill Top / Hill Slope Afforestation Zone.

The split works in the project's favour. The buildable land wraps around the hill on the flatter ground, while the hill itself becomes a protected green heart with views over the whole site and the valley beyond.

A seventy-seven metre hill

The topographic survey records the plains at about 617 m above sea level and the summit at 694 m. The shading on the map is built from the survey's own spot levels, more than fifty-six thousand of them.

The northern and eastern ground is gently sloping and easy to develop. The hill rises steeply on its eastern flank and more gradually to the west and south, where it meets the Expressway edge, giving the higher plots long views toward the Sahyadri.
